Since launching our Texas land banking strategy in August 2024, we’ve already originated $100 million in land banking placements and distributed $1 million in investor disbursements.

East Avenue Investments RE specializes in real estate acquisition and entitlements, focusing on single-family subdivisions, mixed-use projects, and commercial developments. While we do not own land outright, we strategically put land under contract and undertake the necessary entitlement work, ensuring that each project meets our rigorous standards.

Prior to property acquisition, East Avenue Investments RE assigns the contract to purchase land to a separate entity that acquires the property. Additionally, we may enter into project management services agreements with land-owning entities, where we handle entitlement and development activities on their behalf, although we do not directly fund these processes.

Our Roles in Projects

  • Identify potential development opportunities
  • Negotiate purchase and sale agreements for land acquisition
  • Manage all aspects of project entitlements
  • Review and approve project submittals, including Development Agreements, PUDs, preliminary plans, and final plats
  • Supervise project engineers, attorneys, land planners, surveyors, and lenders
  • Coordinate directly with City/County staff to advance entitlements
  • Oversee the bidding process for construction of utilities and streets
  • Manage project schedules and budgets
  • Develop and monitor project budgets
  • Create marketing and financial collateral to secure lending and raise equity
  • Engage with lenders and equity partners
  • Attend project meetings with consultants
