With extensive experience in land banking, entitlement, and development, Suraj has established a reputation for disciplined underwriting, entitlement expertise, and the creation of public financing districts such as MUDs to unlock large-scale community projects. He has successfully led transactions primarily in Texas, as well as in other high-growth markets like Colorado, Florida, and Arizona, consistently aligning stakeholders to move complex projects from vision to execution.

Roles & Responsibilities
- Identify and evaluate potential development opportunities
- Negotiate land purchase agreements and structure acquisitions
- Oversee project entitlement processes, including zoning, plats, and development agreements
- Manage and coordinate project teams, including engineers, attorneys, land planners, surveyors, and lenders
- Liaise with City and County staff to advance approvals and entitlements
- Oversee construction bidding for utilities and infrastructure
- Create and monitor project budgets and schedules
- Develop marketing and financial materials to support equity and lending partnerships
- Align stakeholders to ensure projects meet financial, regulatory, and community objectives
Key Accomplishments
- He has co-led the acquisition of over 1,200 acres in the Austin MSA for master-planned community development, including projects that required Municipal Utility District (MUD) creation
- Led transactions exceeding $200M across Texas, Colorado, Florida, and Arizona
- Directed entitlement and financing strategies that unlocked large-scale community value
- Guided projects from acquisition through execution with a 100% close rate on completed deals
- Built East Avenue Investments into a trusted land banking and development platform recognized for disciplined execution
- Successfully structured and closed multiple large-scale land acquisitions in Central Texas
- Navigated complex entitlement processes, including MUD creation, to unlock long-term project value
